Our certified home inspectors use the latest infrared thermography technology to assist in evaluating moisture intrusion, overheating electrical panel components and HVAC system leaks. Thermal imaging uses infrared technology to detect very small differences in temperature. Every material has a unique thermal signature and when moisture, heat or cold are introduced into the structure, the thermal signature changes. The changes can be subtle or dramatic but with thermal image scanning technology, the thermal signatures are detectable where they wouldn't be able to be seen with the naked eye.

We are proud members of CREIA (California Real Estate Inspection Association) and ASHI (American Society of Home Inspectors), the two major professional organizations for property inspectors in California. They both require members to adhere to their standards of practice, strict code of ethics and continuous education. We are also a current board member of CREIA.

Radon is a colorless, odorless radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils, and can be found all over the U.S. It typically moves up through the ground to the air above and into your home through crawlspaces as well as small cracks in slabs/foundations. Your home traps radon inside, where it can build up. Any type of home may have a radon problem. This means new and old homes, well-sealed and drafty homes, and homes with or without crawlspaces/basements. It can get into any type of building… homes, offices, and schools. But you and your family are most likely to get your greatest exposure at home, where you spend most of your time. Nearly 1 out of every 15 homes in the U.S. is estimated to have elevated radon levels.

Unfortunately, radon is estimated to cause many thousands of deaths each year. That's because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. And therefore, you should test your home for radon. Testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes below the third floor for radon.
