Residential Home Inspections
Whether you are buying or selling, an objective professional home inspection is your best resource when it comes to making the most of your home investment. Our comprehensive home inspection includes visual evaluation of the systems and components that affect the safety, condition and value of a home. For additional detail on the systems and components covered, our standards of practice can be found at the Our Standards tab.
If you’re buying, you want to know that the home you’re considering is safe and sound. You want to avoid unwelcome and costly surprises. You want as much information as possible about the home you are considering for purchase, and a comprehensive home inspection offers important protection for your investment. Inspection Excellence evaluates home safety, as well as structural and mechanical soundness. We identify potential maintenance issues and most important, we look for risks to your family’s health.
Our certified home inspectors use the latest infrared thermography technology to assist in evaluating moisture intrusion, overheating electrical panel components and HVAC system leaks. Thermal imaging uses infrared technology to detect very small differences in temperature. Every material has a unique thermal signature and when moisture, heat or cold are introduced into the structure, the thermal signature changes. The changes can be subtle or dramatic but with thermal image scanning technology, the thermal signatures are detectable where they wouldn't be able to be seen with the naked eye.
We are proud members of CREIA (California Real Estate Inspection Association) and ASHI (American Society of Home Inspectors), the two major professional organizations for property inspectors in California. They both require members to adhere to their standards of practice, strict code of ethics and continuous education. We are also a current board member of CREIA.
Are you considering selling your home? Our home inspection gives you a powerful marketing tool to set your home apart. We point out repairs that you may wish to make before you put your home up for sale. Our home inspector will conduct a comprehensive visual inspection – inside and out. The inspection report will include recommendations for repairs that may enhance the marketability of your home. A professional pre-listing inspection is a valuable marketing tool that can help you sell your home faster at the highest possible price.
Radon is a colorless, odorless radioactive gas. It comes from the natural decay of uranium that is found in nearly all soils, and can be found all over the U.S. It typically moves up through the ground to the air above and into your home through crawlspaces as well as small cracks in slabs/foundations. Your home traps radon inside, where it can build up. Any type of home may have a radon problem. This means new and old homes, well-sealed and drafty homes, and homes with or without crawlspaces/basements. It can get into any type of building… homes, offices, and schools. But you and your family are most likely to get your greatest exposure at home, where you spend most of your time. Nearly 1 out of every 15 homes in the U.S. is estimated to have elevated radon levels.
Unfortunately, radon is estimated to cause many thousands of deaths each year. That's because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. And therefore, you should test your home for radon. Testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes below the third floor for radon.
Inspection Excellence is an NRPP (National Radon Proficiency Program) Certified Radon Inspector. We use the Sun Radon 1030 Continuous Radon Monitor, the most advanced, highest precision radon monitor available. To schedule a professional radon test for your home, please give us a call or go directly to our Online Scheduler to confirm your testing date today.
Your home may appear perfect on the outside, but there may be silent threats; biological growth, including mold, may be hiding inside your walls, lurking in the fibers of your carpet or in ventilation ducts. If you're concerned about the possible presence of mold in your home, Inspection Excellence can help. We use advanced technology testing equipment to take air samples and provide you certified laboratory results that provide a detailed explanation of the findings.
It's always best to test for the presence of mold at the same time as your home inspection. So if you believe your home has mold-like indicators (e.g. you're experiencing allergy-like symptoms, presence of dark stains/growth, a dusty odor in your home or have had a recent moisture/water leak issue), please call Inspection Excellence to discuss further and help you determine the presence and type of mold growth in your home.
